Property Management Services
Managing Tenant Relations: We perform all day-to-day communication with tenants, contractors and owners, ensuring that any concerns that arise are addressed in a timely manner and maintain good relations.
Repairs and Maintenance: We obtain estimates and arrange for repairs and maintenance to be completed.
Unit Improvements: We evaluate the property to determine if any updates can be ascertained to maximize rental income. We share detailed recommendations and estimates as well as oversee the improvement project.
Discounted Pricing: We have access to discounted appliance and material pricing due to our affiliations with suppliers and various trades.
Property Inspections: We complete the following inspections of your property: Annual unit/fire inspections, Move-In inspections and Move-Out inspections.
Timely Rent Collection: We handle rent collection and direct deposit to the owner’s bank.
Monthly Statements: We provide a detailed monthly statement outlining income and expenses. All original invoices are provided.
Property Evaluation: We determine if any updates or improvements can be made to maximize rental income. We also complete current market research to determine a rental price.
Advertising: We advertise on multiple platforms and show properties to prospective tenants.
Application Checks: We complete credit and reference checks on all tenant applications.
Lease Agreements: We create lease agreements with customized property-specific schedules.
Tenant accounts: We ensure all tenant utility accounts and tenant insurance are established.
Move-In inspections: We complete a thorough inspection of the unit with the tenant which includes a detailed written inspection report and photos of the unit.
